How a project runs

Six stages, in order, with dates you can plan around.

The sequence is the same for a guard post and a hostel block; only the fabrication window changes.

We agree the brief and budget, then survey the land: soil, access for a low-bed and crane, drainage and utility connections.

Property to buy, property to let.

A module leaves our yard as a finished building, which means we already do the work most contractors hand off. We offer that same capability on its own — fit-out, furnishing and external works for buildings we did not construct. We also sell and rent property: completed houses and apartments for sale, and homes, cabins, offices and staff accommodation available to let.

Full fit-out and furnishing: joinery, flooring, lighting, window dressing and loose furniture, specified to a fixed budget and delivered as one package rather than five trades you have to coordinate.

Exteriors

Cladding, roofing, paving, boundary walls, drainage and landscaping — the work that decides whether a finished building looks finished from the road.

Land sourcing and title diligence in Ghana, development appraisal, and land-plus-build packages for diaspora and institutional buyers who want a single point of accountability.

Completed houses, apartments and serviced plots offered for outright purchase, with title verified before listing and a written schedule of what is included in the price. Land-plus-build packages are quoted as one figure rather than two.

Container and modular construction lowers embodied carbon by design rather than by offset, which also opens green financing lines from institutions such as FMO, the U.S. DFC and the IFC.

Do you have completed projects we can visit?

Not yet. Regican Company Ltd is newly formed, and we would rather say so than imply otherwise. What we bring is local execution capability — permitting, land, labour, logistics, installation — paired with engineering standards licensed from established manufacturers in the Netherlands and the United States.

That is why every partnership we propose opens with a documented pilot: a 4–6 unit residential scheme or a single institutional building, with cost, timeline and quality metrics recorded before anyone scales up.

How much does a container building cost?

Standard-catalogue products are quoted at fixed prices generated by our configurator from your size and finish selections. Custom and institutional projects are quoted on a cost-plus basis with a target 30–38% gross margin, reflecting the additional design, engineering and project-management input.

Typical payment terms are 30% on contract signature, 40% on fabrication completion and 30% on handover, with adjusted milestone structures for government and NGO clients tied to disbursement cycles.

Are container buildings suitable for Ghana's climate?

They are, provided the envelope is specified properly — which is exactly why we license insulation and glazing standards rather than improvise them. Partner-specified insulation reduces cooling load in tropical conditions, and the marine-grade steel base structure is designed for salt and humidity exposure from the outset.

The bigger climate advantage is the programme: Ghana's bimodal rainy season routinely halts open-site concrete and blockwork for weeks. Yard fabrication continues regardless.

What permits are involved?

Building permits from the relevant Metropolitan or Municipal Assembly, Environmental Protection Agency clearance, and Ghana Standards Authority requirements for specific project types. Regican Company Ltd is registered in Amsterdam, the Netherlands; delivery in Ghana runs through a locally registered operating entity with Ghana Investment Promotion Centre registration, since permits, commercial import and local employment all require one.

Permitting sits on our side of the contract. It is one of the main reasons an international manufacturer works through a local partner rather than directly.

Can a building be extended or relocated later?

Yes to both, and this is a structural advantage rather than a marketing claim. Modules can be added to an existing building without demolition, so a clinic or a school can grow with its budget. Container units can also be lifted, transported and re-sited — which is why mining and NGO clients favour them for operations that move.

How is quality assured when the work happens off site?

Concentrating fabrication in one supervised facility is what makes quality controllable. All fabrication follows partner-specified QA/QC protocols, supplemented by independent structural inspection aligned with Ghana Standards Authority requirements. A Technical Supervisor signs off each installation against a standard checklist before handover, and defect and non-conformance data is shared with partners quarterly.

How do you handle cedi depreciation?

Imported structural content is priced in euro- or dollar-linked terms wherever possible, with forward contracts on large orders and local sourcing for non-specialised components. Because we report in euros, cedi exposure sits mainly in local labour and materials — which is where a depreciation also lowers our cost. The model re-runs at any rate, and a currency-stress case is included in the sensitivity analysis.

Do you sell or rent finished houses as well as build them?

Both. Alongside construction we sell completed houses, apartments and serviced plots, and we let homes, short-let cabins, offices, retail units and staff accommodation on short or long terms. Title is verified before anything is listed for sale, and every price comes with a written schedule of what it includes.

Buying land and building on it can be handled as one transaction and one quoted figure, which is usually what diaspora buyers want — a single point of accountability instead of a separate land agent, architect and contractor.
